Cyprus Rental Prices Show Sharp Contrasts
According to a report by Landbank Analytics, Limassol and Larnaca lead Cyprus rental market trends, but in very different ways. Limassol tops the chart with the highest average asking rent, reaching €3,057 per month in July 2025, while Larnaca continues to offer the most budget-friendly options at just €1,277.
The number of available rental units has also fallen dramatically. Only 1,390 apartments were listed in July, down from 3,257 in January—reflecting a seasonal peak in rental demand.
Limassol Dominates in Volume and Cost
Limassol not only records the highest prices but also has the most listings, with 1,013 apartments on the market. Two-bedroom units make up the largest segment (502 listings), followed by three-bedroom (304), one-bedroom (166), and a smaller number of larger apartments.
Average asking rents in Limassol are:
- 1-bedroom: €1,651
- 2-bedroom: €2,574
- 3-bedroom: €3,812
- 4-bedroom: €7,224
- 5-bedroom: €7,750
Larnaca Offers Most Affordable Housing
In contrast, Larnaca’s rental market remains the most accessible for tenants. The city had 128 listings, led by two-bedroom apartments (92), followed by one-bedroom (15) and three-bedroom units (21).
Rents in Larnaca are considerably lower:
- 1-bedroom: €989
- 2-bedroom: €1,274
- 3-bedroom: €1,498
These figures confirm that Limassol and Larnaca lead Cyprus rental market conditions from opposite ends—one with premium pricing, the other with affordability.
Nicosia and Paphos Show Mixed Supply
Nicosia offers a balanced selection of units, including:
- 30 one-bedroom
- 90 two-bedroom
- 63 three-bedroom
- 8 four-bedroom apartments
Rents range from €1,070 to €1,823, with three-bedroom units seeing higher demand due to families and student sharing arrangements.
Paphos shows a smaller market with just 54 units, mostly two-bedroom (34), followed by one-bedroom (11) and three-bedroom (9). Average rents range from €1,245 to €1,983.
Famagusta: Smallest Supply, High Price
Famagusta had just three two-bedroom apartments listed in July, with an average asking rent of €2,150—making it the highest in relation to its limited supply.
