Growth Momentum Builds in West Limassol
A €60m boost for West Limassol as developments progress is reshaping the region, with two major projects moving forward in key phases. My Mall Limassol is undergoing a significant commercial and residential expansion, while Leptos Estates’ Limassol Park is approaching major delivery targets.
My Mall Expansion: New Stores and a Residential Tower
The expansion of My Mall is taking place in three stages, located in the growing casino-resort area of western Limassol. The plans include the construction of a 12-storey residential building.
As Andreas Hadjimitsis, director of My Mall, shared with the Limassol Chamber of Commerce and Industry (EVEL), Phase One is already underway. It covers a 2,500 sqm area south of the mall and will house new Zara and Zara Home stores, designed according to the latest European retail concept.
Construction is expected to finish by late June or mid-July.
Phase Two will likely involve a residential block of 7,000–10,000 sqm, including around 100 apartments. A planning inquiry has already been submitted to determine the development type permitted.
“It’s 99% likely to be residential,” Hadjimitsis confirmed, noting that the board of owners will make the final decision within 15 days. This section will also be positioned near the first roundabout south of the mall, en route to the casino.
Phase Three will extend the mall by 10,000 sqm to the northwest. Planning permit applications have been filed, and architectural designs are complete.
The combined value of Phases Two and Three is estimated at €40 million, while Phase One is projected to exceed €20 million.
Limassol Park Nears Delivery, Demand Remains High
Meanwhile, Limassol Park, the residential development by Leptos Estates, continues to gain traction. Phase A, which includes blocks A, B, C, and D, is on track for delivery in 2025.
Phase B — covering blocks E through H — is currently under construction, with full completion expected by 2027.
According to Leptos Estates, demand remains strong, particularly for 2- and 3-bedroom apartments. These units attract families and professionals who value modern design and easy access to the city centre.
While buyers from Europe, the Middle East, and Asia continue to show interest, local demand is also growing. Many Cypriots working in Limassol are drawn to the project’s mix of peace, safety, and proximity to urban life.
“Limassol Park is becoming one of Limassol’s most iconic residential communities,” the company stated. “It combines luxury, natural surroundings, and lifestyle facilities, while contributing to the area’s dynamic growth.”
